Downtown Atlanta now is home to more than 34,000 residents.
A new report from Downtown Atlanta Inc. shows the neighborhood has reached 85% of its pre-pandemic visitation levels. This recovery coincides with major infrastructure changes, including the cap on The Stitch highway and renovations at the former CNN Center. Georgia State University also completed campus upgrades in the area.
Andre Dickens, the mayor of Atlanta, addressed the challenges facing the district. He noted that demand patterns have shifted since the turn of the century. Dickens stated that the city can no longer rely on the market conditions of two decades ago. He emphasized the need for a mixed-use neighborhood where people can live, work, and play. He identified housing as a central component of that effort.
Shirlynn Fortson, vice president of planning and economic development at Downtown Atlanta Inc., pointed to the demographic makeup of the area. She noted that one in three residents is under the age of 25. Fortson explained that this young population drives consistent demand for local services, entertainment, and public spaces throughout the day and night, rather than just during work hours.
Since the start of 2026, developers have added 201 multi-family housing units to the district. Construction in south downtown has also opened new retail options. These additions have helped push retail space occupancy to 90%. The report also flagged millions of square feet of vacant office space as a continuing issue for city leaders.
